Exit 14 - Former RaceTrac

I'll be very interested to see what the new buyer decides to do with that site after Kroger sells it off. It's prime commercial real estate for that area, but it would seem that anything except a QT/RaceTrac corporate store with their pricing power and wide convenience goods selection will find it difficult to compete with Kroger's pricing and South Canton Chevron's established customer base. 

It also seems like an independent station owner/buyer would face razor thin margins with that level of competition unless they acquired the site for next to nothing and invested in minimal capital improvements on the 1,500 sf building, and the environmental costs to repurpose the site / demo & pull the tanks seems like quite a barrier given the 1.07ac tract is not large enough to support a much larger scale retail/restaurant offering. With Wal-Mart coming in up the street a more targeted specialty store/restaurant seems to be the way to go. 

Hope it doesn't sit on the market for a long time. We've got some bright CRE entrepreneurs in the area who will undoubtedly come up with something, or maybe an indie station owner will prove me wrong and grab a large enough slice of the pie to survive.
