Homes are Going Quick in The Orchards of East Cherokee's Final Months

With less than 20 homes left in The Orchards of East Cherokee, The Orchards Group, a premier active adult build in northern metro Atlanta, expects the active adult community to be sold out and completed as early as this December.

This prediction comes after a very successful spring and early summer selling season, with 24 homes sold, following the 38 sold in 2013. Also, sales tend to pick up in active adult communities as they near the final 10 to 15 percent of available homes. Six homes have sold at The Orchards of East Cherokee in the past two weeks alone, indicating an increased sense of urgency in active adult buyers as the number of homes in the community dwindles.

Of the homes still available, 16 are The Orchards Group’s award-winning ranch condominium homes, which are priced from the $210,000s through the $270,000s. Construction on the final three of these ranch condominiums will begin over the next four to six weeks and, based on the floor plan, will be completed between August 2014 and January 2015. Buyers who select one of these homes will have the opportunity to personalize their homes by selecting many of its interior design features, including paint colors and hardware finishes.

Two single-family detached homes priced from the low $300,000s also remain at The Orchards of East Cherokee, one currently move-in ready and the other to be completed by mid-September. Both homes feature bright and airy walk-out basements and maintenance-free landscaping. The exterior maintenance is also taken care of for home buyers.

The community is convenient to downtown Roswell, Canton, Woodstock and Alpharetta, in addition to the Outlet Shoppes at Atlanta in Woodstock, Lake Allatoona, Red Top Mountain State Park and The Golf Club at Bradshaw Farm. Residents can also easily head into Atlanta to visit Centennial Olympic Park, the World of Coca-Cola, the Georgia Aquarium and more.

Also, as a Cherokee County exclusive, homeowners 62 and older are exempt from paying the local school tax.

Another incentive to buy in The Orchards of East Cherokee is the assortment of resort-style amenities available to residents and their guests. The grand clubhouse features a fitness center, games and cards room, gourmet kitchen, fireplace and a 5.1 surround-sound TV entertainment center. Outside, residents can hang poolside at the large community swimming pool and sit under the pool’s cascading waterfall.
